Isabelle Terrace Apartments
Hillsboro, ORThe building was designed to bring a downtown feel to the city of Hillsboro's Central Business District. Many of the existing stock of multifamily buildings are walk-up style projects that are only 2-3 stories, many times without amenities. Our design incorporated amenities such as secure tuck under parking, conditioned bike storage, an on-site leasing office, elevator, community lobby and rooftop terrace. The structural system is composed of a concrete podium with metal stud framing at level 1 with levels 2 through 4 all light-framed wood. The exception is that the corridor floors and rooftop deck were designed using Mass-Plywood. This allowed the corridors to remain open and intriguing rather than having the frame in low gypsum ceilings. One of the 2-bedroom units even has an exposed mass-ply ceiling.
The use of mass-ply construction in the corridors helped reduce costs in several ways. From a schedule standpoint, the mass-ply panels were much faster to install and allowed the contractor to construct the primary structure quicker. The mass-ply panels in the corridor also act as the ceiling finish which removed the need for additional framing or suspended ceilings. Both of these factors did facilitate additional cost savings to the project.
