Neutral Edison
Milwaukee, WI
Neutral.Edison, at 1005 N. Edison Street, is a 378-unit, 31-story high-rise multifamily development with roughly 7,200 GSF of commercial space. The Edison will be built using a hybrid structural system consisting of concrete cores, structural steel columns and beams, cross-laminated timber floors, and mass timber glulam columns.
Sustainability Project Requirements
Neutral.Edison, as part of Neutral's mission, seeks to reduce embodied and operational carbon emissions. The two major strategies to achieve these goals are incorporating mass timber elements and pursuing the passive house certification through Phius (formerly the Passive House Institute U.S.). Passive House is a performance-based, third-party verified building energy standard that relies on fundamental building science principles and rigorous quality assurance and control processes. The governing body of certification is Phius. The advantages of Phius certification include drastically reduced overall energy consumption, reduced heating and cooling loads and demands, durability, and resiliency of building assemblies, comfort, superior air quality through filtered ventilation with energy or heat recovery, and a quality control process that is second to none. Due to the standard's focus on building science principles, a certified project's likelihood of experiencing bulk-water, moisture, thermal-bridging, air infiltration, or exfiltration, related damages are significantly mitigated–to the benefit of all project stakeholders.
Project Design
The project aims to respectfully develop the site, engaging and celebrating the existing character of the Milwaukee Riverwalk, using the site as a lumber yard in the early 1900s, and reinvigorating the site with a residential building that rises to 31 stories above the Milwaukee River. The tower will frame views of the river and the city, creating a visual connection throughout the site. Commercial programming on the ground floor enhances the activation of the Riverwalk and strengthens the link to the park and pedestrian bridge. Internally, the development has a healthy mixture of studios, L-Coves, 1 Bedroom, 2 Bedroom, 3 Bedroom units, and various commercial spaces.
