Denver, COReturn to Form is an 84-unit high-rise multifamily building located in the center of the River North Art District in downtown Denver, Colorado. The project is comprised of 9 levels of mass timber residential space atop a 3-level concrete podium containing amenities, retail, and elevated parking. Return to Form is utilizing the newly adopted G147-21 amendment which allows for 100% exposure of CLT in type IV-B construction.

The study compares a Type IV-B multi-family mass timber building over a I-A concrete podium to functionally equivalent cold-formed steel and concrete alternatives in terms of embodied carbon, cost, and construction speed.
