Barracuda Condominiums

Madison, WI

The Barracuda Condominiums is a 7-story building with 5 levels of residential units over above grade and below parking levels located on a triangular lot in the desirable Basset Street neighborhood, just one block from both Lake Monona and the Wisconsin State Capitol. The Barracuda features 19 luxury 2-bedroom / 2-bathroom units, ranging from 1,400 to 1,730 square feet, with customed-designed showcase kitchens, winter gardens and sleeping porches. The top floor units feature large, private, landscaped balconies.

The hybrid framing system consists of structural steel beams and columns with glue-laminated timber (GLT) floor decks, built over structured concrete parking levels. Being praised as innovative and timeless, the condos highlight the use of warm timber ceilings with 10-foot height floor-to-ceiling windows and expansive glazing that provide 75 percent of the units with a view of Lake Monona and 20 percent with a Capitol view. It is the first condominium project in the area in a decade, satisfying the demand for more owner-occupied housing.

See the business case study for this project. The case study series aims to fill a gap in available information related to the financial performance of U.S. properties constructed with mass timber structural systems in buildings across various product sub-types. Using transparent quantitative data, each of the 10 case studies analyzes how mass timber has created value and provides a qualitative overview of successes, challenges, and lessons learned from the developer/owner perspective.
