T3 Mount Pleasant

T3 Mount Pleasant expands the Hines T3 office portfolio in the landmark Canadian city of Vancouver. Aligned with the T3 program in spirit, T3 Mount Pleasant towers over the others as the tallest mass timber office building in North America.

DLR Group’s design brings a new type of workplace into the market focused on carbon neutrality, sustainability, and wellness through a state-of-the-art biophilic environment. The design is centered around rhythm, texture, scale, and permeability at the ground plane. The scale of the building respects the context through massing and materiality. The design incorporates an existing historic heritage building on site that stands alone as its own building, while connecting to the tower and reflecting the eclectic neighborhood.

Special care was taken to incrementally reduce the scale of materials at the pedestrian level, and the building’s timber superstructure is celebrated at the entry points. The building further activates the neighborhood with a public hardscaped forecourt and multiple glass entry points affording indoor-outdoor connections. The program includes office, industrial use, and tenant amenity spaces including lounge, fitness, and bike parking.

A deep knowledge of existing building codes and methods for alternative compliance pathways allows the creation of a 12-story mass timber structure on the site. The sloping site is directly adjacent to an existing heritage building. While T3 is its own building, it connects to the heritage building and as such special care was taken by the design team to respect the scale of the existing building. This building is designed to achieved LEED Gold and WELL AP certification.
