419/423 Kennedy St., NW

Washington, DC

The project is a mixed use building with 33 apartments.  The front half of the ground floor is to be commercial/retail/assembly.

Originally planned to be built on typical spread footings, due to segnificant site water problems the building is now supported on about 150 helical piles.  The cellar and up to the first floor platform is PIP concrete.  Steel columns and a steel frame support the second floor platform and four stories above.

The upper four floors are of prefabricated wood panel construction, by Blueprint-Robotics of Baltimore, MD.  However, due to difficulty in previous projects joining the work of masons, B-R elected to provide CLT for the elevator and stair enclosures.
