The Dakota Flats at Cherapa Place
Sioux Falls, SDCherapa Place is a vibrant, urban neighborhood situated along the east bank of the Big Sioux River in Sioux Falls, South Dakota. A mixed-use seven-acre development on the historic Zip Feed Mill site, this destination highlights offices, outdoor activities, shopping areas, restaurants, bars, and entertainment spaces.
ISG worked with Pendar Properties, the developer and client on the master plan project, which features The Dakota Flats. Our goal: create a unique, highly desirable residential experience, targeting high-end tenants. The Dakota is a six-story building with 109 luxury units, ranging from studios to three bedrooms. Mass timber drove our design concept, given its aesthetic appeal, performance attributes, and optimization of rental income.
ISG designed a precast concrete podium and a super-structure of CLT panels with glulam beams and columns, offering the flexibility to add another story and more residential units to the building. For those looking to stay close to home, on-site grocery, retail, and restaurants serve the neighborhood. Parking spaces with EV chargers and above and below ground pedestrian access link The Dakota to the surrounding complex. An activity-filled plaza within a tree-lined courtyard, trails, and direct river access enrich the landscape ecosystem.
Surrounded by natural timber, high quality furnishings, and stylish interiors, the flats provide a high caliber environment with superior craftsmanship and a maintenance-free lifestyle.
