Frame 122
Brooklyn, NYFrame 122 is a 5-storey, 20,000 sq. ft., 15-unit residential building on in Clinton Hill, Brooklyn and is comprised of two and three-bedroom residences. Designed by Brent Buck Architects, it is a Glulam post-and-beam structure with CLT floors and ceilings. With this project, developer Frame Home made it their mission to push the boundaries of sustainable, thoughtful urban living.
The apartments showcase the building’s CLT and Glulam columns and beams by keeping them exposed with a natural visual-grade finish. The exterior combines brick and corrugated metal panel façades, with a recessed entryway featuring large CLT doors with intricate circular cutouts.
Mass Timber and Sustainability
The building is the first mass timber residential project constructed under the 2022 NYC Building Code, which formally recognized CLT as a permitted building material. This regulatory milestone opens the door for more mass timber projects to be developed in the city, aligning with New York’s long-term goals to reduce the carbon footprint of the construction industry.
With mass timber known to reduce carbon emissions by up to 75% compared to traditional concrete and steel structures, its adoption has the potential to drastically lower the environmental impact of urban development. Mass timber’s inherent strength, resilience, and sustainability make it an ideal material choice for the future of urban construction.
Designed to Passive House Standards
As part of the focus to sustainable design, Frame 122 was constructed to Passive House standards, ensuring maximum energy efficiency and reduced environmental impact. The building features solar arrays that power much of the building, while triple-pane windows and high-performance insulation help to maintain temperature control and reduce heating and cooling costs.
In addition to its energy-efficient design, the building also emphasizes connection to the environment and to community. A central European-inspired courtyard serves as a green space designed to foster community and offer residents a peaceful escape from the city. The architecture includes open-air walkways and dual exterior staircases that enhance natural light and airflow, giving residents a unique connection to both the outdoors and their neighbors.
